When the plumber has gone the wall is left open. We close it, fill, sand, paint and tile — but never over damp that has not yet dried.
There is a familiar pattern in apartment buildings: the pipe is fixed, the invoice arrives, and the bathroom is still unusable because the wall is standing open. Technically the case is closed; for the resident it is not.
The reason is simple. A licensed master plumber is engaged for pipework, not for tiling and painting, and the making-good falls between the two. For us it is not a leftover — it is the trade itself.

Once a licensed master plumber has finished, the technical problem is solved — but the wall is open and the room is unusable. Masonry and finishing is our own trade, so we close up, fill, sand, paint and tile until the room looks as though nothing happened. Drag the handle to compare.

The making-good, step by step
- We assess what the specialist left: the size of the opening, the state of the substrate, which tiles and trims are missing.
- We measure moisture in the substrate and do not close up until it is dry enough.
- We close the opening with the right material for the room — wet rooms get a different substrate from dry rooms.
- Filling, sanding and preparation until the surface is even.
- Painting or tiling, matching the existing surface as closely as possible.
- Silicone sealing where it applies, final cleaning and final photographs.

Questions about making good
Do you come back after the plumber has finished?
Yes, and for us that is the normal final step rather than an extra. Once the technical repair is done we close the opening, fill, sand, paint, re-tile, clean up and take final photographs.
When can the wall be closed after water damage?
When the substrate is dry enough. We do not close over damp — if we measure that it is still wet we say so and wait, because otherwise the damage comes back through the new paint within months.
Is the wall standing open after the specialist?
Send a photo of the opening and of the room around it. We will say what it takes to close it and when the substrate is likely to be dry enough.
