Scope of service

We inspect, document, repair what can be repaired and hand what is left to a licensed professional — with the documentation ready. Here is exactly what we take on and where the limits are.

Ómars þjónustan is the first point of contact when something goes wrong in a building. Húsfélög, property companies, residents and insurers call, we attend, inspect, document with photographs and repair what can be repaired.

When the work requires a regulated trade we say which trade it is, prepare the documentation and make the visiting tradesman's job faster and better informed. Then we come back and make good.

Below is exactly what we take on and where the limits are.

The service in full

One number holds the case together from the first report to a finished wall:

  • Inspection on site: moisture, leaks, water damage, cracks, visible damage
  • Documentation with dated photographs and moisture readings
  • Repair of whatever falls within our own trade
  • Small fixture-level repairs, finished in the same visit
  • Identifying which licensed trade is required, and preparing its documentation
  • Brokering the contact with licensed professionals
  • Making good and restoration once that professional has left
  • A final summary with photographs for the húsfélag or the owner

The trade the company is licensed in

Masonry and finishing. That is the trade the company holds and the work we carry out ourselves, without qualification:

  • All masonry work and rendering
  • Tiling and re-tiling
  • Floor levelling and stone grinding
  • Exterior repairs and crack repair
  • Concrete breaking
  • Filling, sanding, painting and touch-up painting
  • Finishing and making good after other professionals' work
  • Minor carpentry, doors, handles and skirting boards
  • Renewal of sealant and silicone

Plumbing: visible fittings and replaceable fixtures

We work at fitting level — visible, accessible equipment that can be swapped without opening the fixed installation:

  • Taps and mixer taps
  • Stop valves where accessible without opening a wall
  • Shower heads and shower hoses
  • Toilet cistern parts when the toilet runs or will not flush
  • Traps and visible connections under a basin
  • Fittings, taps and valves at a water heater, at fitting level
  • Sealing and renewing silicone
  • A minor leak at a visible fitting that can be resolved on site

What always goes to a licensed professional

We do not take this on, whatever its size. We say which trade is involved, hand over the documentation and can broker the contact:

  • Anything inside the fixed pipework, whether supply or drainage
  • The heating system and radiator pipework
  • The water heater cylinder itself and the pipework feeding it
  • Pipes inside walls, in slabs or under floors
  • All work on electrical installations — we do not work on electrics
  • Installing and connecting electrical equipment to the fixed installation
  • Structural alterations and work requiring a building permit

Household appliances

We can look at a household appliance that is not working and carry out a minor repair where that is safe and permitted — an inlet or outlet hose, a filter or a seal at the appliance, for example. We do not work inside the appliance's electrics or on its connection to the fixed installation.

Inspection: what it is and what it is not

Our inspection is a practical examination by a tradesman on site. We describe what is visible, measure surface moisture where it applies and photograph the condition.

It is not a certified building engineer's condition survey, not a court-appointed assessor's valuation and not a building officer's inspection. We do not promise to find every hidden leak — some things do not appear until something is opened up.
