Inspection and diagnostics
We come to the property, examine the damage, measure moisture where relevant and record what is visible — before a more expensive specialist is called out.
Most property problems start with a report that says too little. “The bathroom wall is wet.” “A stain appeared on the living-room ceiling.” The resident rarely knows whether it is a pipe, a failed seal, the roof or the washing machine — and the property manager has to decide who to send.
So we start with an inspection. We attend, examine the area concerned, measure moisture where relevant, take photographs and record what we find. The result is not a guess over the phone but a written description of the condition, with photos that can be forwarded.
The inspection settles the next step: whether this is a small matter we finish on the spot, or whether a licensed professional is needed — and if so, which one.

What happens during the visit
- We take the description of the problem from the caretaker, the resident or the property manager.
- We examine the area the report concerns and its surroundings — the floor above, the other side of the wall, the nearest wet room.
- We measure surface moisture where relevant and record the readings.
- We photograph the condition as found, before anything is moved.
- We go through what we have seen with whoever received us and say what we believe the next step to be.
What you receive
- A written description of what was inspected and what was found.
- Dated photographs of the area.
- Moisture readings where they were taken.
- A proposed next step: we complete the work, or a specific licensed trade is required.
- Material that can be forwarded straight to that professional so they know what is waiting for them.

When the plumber or electrician leaves, an open wall is left behind. We close it, fill, sand, paint and re-tile until the room looks as though nothing happened.

When a licensed trade is required we identify which one, prepare the documentation with photographs, measurements and location, and put you in touch with a partner who arrives already knowing the job.
